Here are the latest real estate market statistics from Macdonald Realty on Squamish, Whistler, and Sunshine Coast listings and sales in May 2018.

Squamish

In May 2018, there were 15 sales of detached homes and 150 active listings in Squamish. The benchmark sale price was $1,042,900 with an average days on market of 35.

The Condo market had 25 sales and 54 active listings at the end of the month.  The benchmark sale price was $516,800 with an average days on market of 21.

Townhome sales were 15 sales, active listings were 30. The benchmark sale price was $935,000 and the average days on market were 15.

It’s a seller’s market for condos and townhomes.

Greater Vancouver Real Estate Market Statistics – May 2018

Here are the latest real estate market statistics from Macdonald Realty on the Greater Vancouver listings and sales in May 2018.

Vancouver-West

In the Vancouver Westside, there were 91 sales of detached homes and 898 active listings at the end of the month. The benchmark sale price was $3,430,500, with average days on market of 39. The hottest markets for sales were Point Grey and Cambie with 10 sales each and and Dunbar with 12 sales.

In comparison, the condo market had 359 sales, 1,149 active listings and a benchmark sale price of $845,400 with an average of 16 days on market. The hottest market for sales was Downtown VW, 71 sales.

Townhome sales were 42, active listings were 215. The benchmark sale price was $1,304,500 with an average days on market of 26. Fairview VW with 10 sales was the hottest market of the month.

It’s a seller’s market for condos in Vancouver-West.

Here are the latest real estate market statistics from Macdonald Realty on North Delta, Surrey, White Rock, Langley, and Fraser Valley listings and sales in May 2018.

North Delta

In the North Delta market, the benchmark sale price was $958,500 for detached homes. At the end of the month, there were 200 active listings and 38 sales.

The condo market had 8 sales and 24 active listings. The benchmark sale price was $433,400.

Townhomes featured 9 sales, 17 active listings and a $610,000 benchmark sale price.

It’s a seller’s market for condos and townhomes in North Delta.

Okanagan Real Estate Market Statistics – May 2018

Here are the latest real estate market statistics from Macdonald Realty on Okanagan listings and sales in May  2018.

Central Okanagan: Kelowna and Lake Country

There were 240 sales, 1,069 active listings, and a $723,247 average sale price for detached homes in the Central Okanagan market, including Kelowna and Lake Country. The average days on market were 46.

The condo market featured 148 sales and 509 active listings at the end of the month. The average sale price was $341,761 with 43 average days on market.

Townhome sales were 73, active listings were 314, average sale price was $511,364, and the average days on market were 41.

Greater Victoria, Parksville and Nanaimo Real Estate Market Statistics – May 2018

Here are the latest real estate market statistics from Macdonald Realty on Greater Victoria, Parksville/Qualicum, and Nanaimo listings and sales in May 2018.

Greater Victoria

In May 2018, there were 333 sales of single family homes and 803 active listings in the Greater Victoria. The benchmark sale price was $738,500 with an average days on market of 26. The hottest markets for sales were Saanich East and Langford with 67 and 52 sales respectively. There were also 21 sales and 60 active listings at the end of the month for waterfront homes.

In comparison, the Condo market had 237 sales, 445 active listings at the end of the month.  The benchmark sale price was $485,600 with an average days on market of 24. The hottest market for sales was Victoria, 93 sales.

Townhome sales were 72, active listings were 165 and the benchmark sale price was $592,300. The average days on market were 22, and the hottest market was Langford with 20 sales.

It’s a seller’s market in Victoria.

MoneySense Names Top 10 Vancouver Neighbourhoods to Buy Real Estate

In April 2018 MoneySense.ca  selected their top Vancouver neighbourhoods to buy real estate Based on value and price momentum.

“The No. 1 spot on this year’s Vancouver neighbourhood ranking is Uptown New Westminster. The average home price in this neighbourhood in 2017 was less than $1-million ($996,903). Part of the reason for the slower appreciation in this neighbourhood is that it’s a mixed-use community, meaning single-family homes share the street with older, low-rise apartment buildings as well as newer condo towers.”

Spring has Sprung! APRIL MONTHLY NEWSLETTER

Spring has sprung! It’s finally time to get gardening and spruce up your outdoor space! We have included some easy tips on how to raise your front lawn curb appeal in order to increase your property value! As you get creative with your front lawn, make sure to take a look at the April To-Do Home Checklist included just in time for Spring!

1Lawns
Spring is the best time to put the first fertilizer on your lawn – it is best to choose a slow-release fertilizer to increase nutrient absorption.  If you need any specific areas addressed, your landscaper can test the soil, and provide a suggestion.  Also, if you have compacted soil areas, this is the time to aerate the lawn, and after aerating, if there are areas that need it, some topdressing of soil & seed will help the growth of your lawn.

Beds
Now is the best time of year to make your planting beds neat and tidy.  This can be utilized with ground covers for open bed areas, such as pachysandra, kinnikinnick or cotoneaster.  Also, it is best time to deep spade edges and then apply 2” of fresh fir back mulch – this will transform your space and increase curb appeal.

Irrigation System
Now is the time to schedule your spring start-up on the irrigation system.  Having your sprinkler system read to go when you need it, avoids last minute panic when the weather suddenly gets hot.  If you use an irrigation company, they can provide this service for you.

Tackle these Tasks on Any Day of the Week!

1. Keep mosquitoes at bay. With warmer weather and longer days ahead, this means not only are we entering into Spring but mosquito season as well. Take preventative measures by regularly checking your property for standing water and emptying it. Any open containers (empty flowerpots and saucers, a wheelbarrow) can become mosquito breeding grounds when filled with rainwater, so store items like these upsides down or in a shed.

2. Inspect paths and driveway. Repeated freezing and thawing can take a toll on asphalt and concrete. Check your driveway and paths for cracks and schedule repairs as needed to avoid further future damage.

3. Clean out trash cans and recycling bins. Take empty cans outside and spray them with a hose to start. Spritz inside and out with the cleaning spray of your choice and let the bins sit for a few minutes before scrubbing them with a stiff-bristle brush. Rinse with the hose and leave them upside down to dry. Make sure to do this as smelly bins can only mean evening visitors who aren’t welcome to stay!

4. Clean and inspect screen doors and windows.  For a quick cleaning, leave screens in place and vacuum with a dusting attachment. For a deeper cleaning, remove screens (mark which is which if cleaning multiple windows) and gently scrub with warm, soapy water. Rinse and let dry. Before putting up window screens and screen doors, inspect each one for holes and rips — even small tears can let in mosquitoes. If you find any holes, repair them with a screen patch kit (available at most hardware stores).

5. Wash windows. Welcome the spring sunshine by clearing dirt and grime from windows inside and out. After cleaning the glass, take an extra moment to wipe the window frame and sill.456. Spruce up the front porch. Clean the porch floor, exterior windows, windowsills and front door. Wipe cobwebs from the ceiling and high corners. Lay down a fresh doormat and plant a pot of flowers. If you have porch furniture, clean it off and wash the cushions.

7. Clean out the garage. Can you park your car in your garage? If not (or if it’s a tight fit), it may be time to make some more space. Clear out the junk, and schedule time to take unused paint, motor oil and other hazardous items to a recycling center that accepts them. (If you’re not sure where to go, search Earth911 to find a center near you.) Once your garage is cleaned out, consider adding wall-mounted storage to keep things neat and off the floor.

8. Wash siding. Using a regular garden hose, attach a siding cleaning kit (available at most home improvement stores) to clear away winter grime from your home’s siding. If your siding could use a really deep cleaning, it can be tempting to use a pressure washer to get the job done quickly. But if you do, use it with care: Consumer Reports advises avoiding any pressure washer that comes with a 0-degree nozzle, because it can be too dangerous (to you and your house) and wider nozzles can get the job done just as well.

679. Clean gutters and downspouts. Having your home’s gutters and downspouts cleaned (and repaired if necessary) is one of the first important tasks to schedule this season. Clogged gutters during a rainy spring can cause water to pool, potentially damaging the roof and siding.

10. Keep an eye out for termites. From now through May or June, be on the lookout for these winged insects. “Termites swarm in the spring,” says Victor Sedinger, certified home inspector and owner of House Exam Inspection and Consulting. “If there’s a bunch of winged insects flying out of a hole in the woodwork, that’s probably termites.” If you notice any, call a licensed professional pest-control company.

811. Maintain wood decks and fences. Keep outdoor woodwork in top shape by staining or resealing it each spring. Check gates, fencing, decks, railings, pergolas and other outdoor structures, and make repairs as needed.

There were 225 sales, 919 active listings, and a $726,926 average sale price for detached homes in the Central Okanagan market, including Kelowna and Lake Country. The average days on market were 50.

The condo market featured 129 sales and 464 active listings at the end of the month. The average sale price was $362,600 with 41 average days on market.

Townhome sales were 76, active listings were 268, average sale price was $492,929, and the average days on market were 58.
